Scheduled maintenance

Planned maintenance is considerably cheaper than reactive call-outs, because most failures give warning before they happen. Loose terminations heat up before they arc. Contactors chatter before they weld. Cables discolour before they fail.

  • Switchboard inspection, including checking for heat, discolouration and loose terminations.
  • Test and tagging of portable appliances on the required cycle, with records kept.
  • RCD testing, both the button test and timed injection testing.
  • Emergency and exit lighting testing where it applies to your building.
  • Lighting inspection and lamp or fitting replacement before things go dark.
  • A written report after each visit, with anything needing attention flagged and prioritised.

Reactive fault finding

When something does go wrong, the approach is the same as it is anywhere: establish what changed, isolate the affected circuit, and test rather than guess. On a commercial site the difference is that we also work out how to get you running again while the permanent repair is arranged, because a temporary supply that lets you trade this afternoon is often worth more than a perfect fix tomorrow.

What tends to fail on commercial sites

Heat and load cycling are the common factors. Loose or corroded terminations at the board, failing contactors on plant that starts and stops all day, motor faults, water ingress into external fittings and car park lighting, and nuisance RCD tripping caused by an accumulation of small earth leakage across many appliances rather than by one obvious fault.

Records are worth having. A maintained log of what was tested, when and what was found makes insurance claims, audits and future fault finding far easier. We keep it as a matter of course rather than as an extra.

Maintenance agreements

If your site needs regular attention, an agreement sets the cycle, the scope and the response arrangement in advance so nothing has to be negotiated in the middle of a problem. It also means we get to know your site, which is the single biggest factor in how fast a fault gets found.

How often should a commercial site be maintained?

It depends on the site and the equipment. Test and tag intervals are driven by the environment and the equipment type, and switchboard inspection is typically annual. We will propose a cycle that suits your site.
