What we do in centres
Tenancy fitouts
Full electrical fitout for incoming tenants, delivered to the centre’s requirements and the tenant’s opening date.
Common area lighting
Mall, walkway, amenity and car park lighting, including LED upgrades that cut running cost across long operating hours.
Metering
Tenancy metering and sub-metering, so consumption is attributed to the right account.
Staged switchovers
Board and supply changes staged so tenancies stay live and trading is not interrupted.
Maintenance
Scheduled maintenance and reactive attendance across common areas and base building services.
After hours is the default
Very little centre work can happen during trading. We plan on the assumption that the productive window is between close and open, and we program the job so that the site is safe, live and tidy before the first tenant arrives in the morning.
That means isolations are planned rather than improvised, temporary supplies are in place where a tenancy cannot lose power, and the work is broken into pieces that each fit inside one overnight window.
Working with centre management
- Site induction and compliance with the centre’s contractor requirements.
- Permits and isolation requests submitted through the proper process, ahead of time.
- Clear notice of which tenancies are affected and for how long.
- Certification and documentation provided so the centre’s records stay complete.
- Tidy sites, because a mall that opens with a barricade nobody was told about is a problem for everyone.
Long hours make efficiency pay
Common area lighting in a centre runs for very long hours, which makes it one of the best efficiency upgrades available. Replacing legacy fittings with LED reduces both consumption and maintenance, because lamp replacement in a high mall ceiling or a car park is expensive labour as much as expensive lamps.
Large flat roofs and car park structures also make centres strong candidates for commercial solar and EV charging, which is increasingly something tenants and customers ask about.
Good to know
Your questions, answered.
Are you inducted for centre work?
We complete whatever induction and compliance the centre requires before starting. It is a normal part of the job.
Can you work in a live centre during trading?
Some work can be done behind hoardings during the day. Anything involving isolations or mall areas is done after hours.
Do you handle tenancy metering?
Yes, including sub-metering so consumption is billed to the right tenancy.
Can you take on reactive call-outs?
Yes, and it works best under a maintenance agreement so the response arrangement is agreed in advance. See fault finding and maintenance.
